CMBS Conduits Set to Price

Wells Fargo,RBS and Deutsche Bank,Cantor Fitzgerald both expect to price the super senior notes issued from their rspective conduit at the tight end of pricing, according to pricing term sheets filed with the US Securities and Exchange Commission.

Priced Guidance on the Wells Fargo, RBS conduit WFRBS 2013-C18, 10-year, triple-A rated, super senior notes is at 93 basis points over swaps and the ten-year, triple-A, AS notes is at 115 basis points over swaps. The Deutsche, Cantor conduit CMBS deal is also offering its 10-year, super-senior notes at 93 basis points and the 10-year, triple-A, AM notes at 115 basis points.

At this level, the pricing on the notes falls is line with levels seen for CMBS deals in late Nov. despite the heavy year-end calendar of CMBS that have been announced between Thanksgiving and Christmas breaks. According to Barclays the heavy year-end calendar of CMBS brings 2013 issuance up to $76 billion, which includes approximately $50 billion of conduits and the remainder made up of single-borrower deals.

Analysts at Standard & Poor’s said today that the tight pricing guidance will be positive for loan origination volumes and will likely support early 2014 CMBS issuance.

Wells Fargo, RBS are offering the class A-1, 2.74-year, triple-A notes at 55 basis points over swaps; the 5-year, triple-As are being talk at 83 basis points; the 7-year triple-A notes are being talked at 95 basis points; and the 7.49-year, triple-A notes are being talked at 85 basis points.

Further down in credit, 10-year, double-A notes are being offered at 165 basis points over swaps  and the 10-year, single-A notes are being offered at 225 basis points.

 COMM 2013-CCRE13 is also offering its 3-year, triple-A notes at 55 basis points over swaps; the five-year, triple-A notes are being talked at 85 basis points; the 7.5-year, triple-A notes are being talked at 85 basis points; and the 9.87-year, triple-A notes are being talked at 91 basis points.

Price guidance on the 10-year, double-A notes is at 170 basis points and the 10-year, single-A notes are being talked at 230 basis points.
